If you have cracked walls, bulging floors, or if you have experienced doors that just won't close, then the problem could be related to your foundation. Foundation settlements and movement that requires foundation repairs is caused by building on an expanse of clay, or perhaps improperly compacted fill soils.

It's normally the older homes that tend to have these types of foundation problems, and it can destroy the value of structures, to the point of rendering them unsafe to live in. It's important to have foundation repair as soon as it's spotted, or else your foundation will end up sinking and costs will add up.

But before you can fix the problem, you need to identify it. A common culprit in this case would be water. Water tends to accumulate in the soil around the foundation, and this in turn makes the soil expand, putting pressure on the walls and foundation footings. With enough pressure, that's when the cracks start appearing.

Make sure all your gutters and downspout drains are clean and in working order, and make sure your foundation's soil is properly graded. If it slopes at least 6 inches every 10 horizontal feet, you're fine. Most foundations need to have a drainage system that brings water away from the foundation, called a French Drain.

It's very possible for the French Drain to become blocked, and when this happens water starts to accumulate in the soil and the pressure mounts on your foundation's walls. If you suspect that a blocked drain may be the problem, call the professionals immediately.

However, if the cause is a broken water pipe, plugged gutter, or a drainage problem in your yard, then a contractor may be able to help by bringing in more concrete, or shimming the sill plate to make the entire area an even level once more.
