This recent post has brought up many calls that I've fielded the past few months. So many people finish with the assumption that their basement is dry, therefore it will always be dry. If there's one piece of information you ever come away this board with, please let it be this:
All Basements will and can eventually leak.
Even if your basement has "always been dry" your basement is constantly fighting off moisture and water. Having it below the ground, all the soil saturation during, before, and after a storm/thaw/rain/snow/hail is constantly in contact with the walls.
Small cracks, rod-tie penetrations, pipe/septic/water line penetrations, chips, and the natural ability for concrete to absorb water all allows for water to find weak spots to pour into your home.
IF YOU ARE GOING TO FINISH, EVEN IF YOUR BASEMENT HAS BEEN DRY FOR YEARS, TO FULLY PROTECT YOUR FINISHING INVESTMENT YOU MUST FULLY WATERPROOF FIRST!
A small leak can lead to the ugliest mold and dry-rot you've ever seen so it's so important to protect your thousands of dollars of finishing project with the foresight of waterproofing before.
