On heavy rain days, I have about 2 gallons of water leaking into my basement. This has happened 3 times in the past 3 years that I have lived at residence.
The water source is runoff from my neighbor's house and driveway. On average rainfall, water will go into ground without leaking into basement. But when it's a heavy rainfall, water will just pour into my yard and collect near my basement wall on north side of house. Heavy runoff will goto the storm drain on south side of property [and also lowest point on property] running about distance of 50 feet. Some water will make its' way into basement.
My house was built in 1980. I do not have other problems with basement leaking nor foundation. My neighbor's house does not have storm runoff collection system in place.
I like to fix this problem either with my basement or a storm drainage system on north side of house before it gets any worst. Any suggestions? Ideas?
