Here's the deal: 120 (+/-) yr old house with powdering mortar here & there. (Can feel draft during the winter in some areas!) Chipmunks and fieldmice love the access!

Here's the question: What's a homeowner to do?

You could hire someone to repoint the stone foundation. Most likely a Mason Contractor. If it also leaks than call a Waterproofing Contractor to install a drainage system. Hope this helps. If you let me know the area you are from I will be happy to refer someone to you. Thanks SteveA

SteveA, Admin: Danvers is the place where the foundation has space!

One question answered prompts another: can repointing be done from inside or does the job require excavation around the foundation?

Repointing could be done from the inside. The stone foundation on the outside will be more irregular because the stone foundation builder would make the inside look better because he knew that was the area everyone would see.
I would not usually recommend excavation the soil on the outside of a stone foundation, as this can be a very serious situation. I would recommend that you get it repointed and than if it still leaks call a Waterproofing Contractor and have a drainage system install.

Another way your could do it would be to install a drainage system with CleanSpace installed on the walls and this would allow water to be directed down to the drains. (See our CleanSpace movie on crawl spaces - note: CleanSpace can be used on basement stone foundation walls- it looks great too)
