View Full Version : Concrete basment with cracks that leak.

I have a 3 year old house with a full basement. There are cracks in the foundation from above ground level all the way down to the basement floor. Sometimes one or more allow water to come in, previously the repair tried was to chisel out the cracks and repoint them. This does not seem to have worked . What should I be looking to do? I do have a 10 year Home Warranty.

We hear this problem all the time. First, you mention a ten year warranty, have you contacted the company? I would also recommend Flexi-Span which is the way we prefer to repair non-structural wall cracks. FlexiSpan allows the seasonal weather changes and foundation wall movements to happen without a break in its seal.
