I HAVE A CRAWL SPACE AND I INSTALLED A SANI DRY AND THAT WORKS GREAT TO GET RID OF THE MOISTURE ON THE FOUNDATION WALLS. HOWEVER IT DOES NOT WORK BELOW 55 DEGREES. I HAVE CLOSED MY VENTS WHILE I AM DE-HUMIDIFYING I AM ALSO GOING TO INSTALL A DRAIN TRAK SYSTEM FOR WATER THAT COMES IN AROUND THE FOUNDATION THERE IS SOME CONFUSION WHETHER I SHOULD OPEN THE VENTS OR CLOSE THEM I AM COMPLETELY CONFUSED ABOUT THIS. TOM MCNALLY SAYS OPEN THEM AND PAT ROBERTSON SAYS TO CLOSE THEM. I ALSO HAVE A SUMP THAT PIONEER INSTALLED THAT WORKS GREAT. PLEASE HELP ME WITH THIS ISSUE. THANK YOU.

Does your crawl space have a dirt floor? If so did we install Clean Space in your crawl space?

With the info you have given me I would recommend that you close the vents to your crawl space and never open them again.

The SaniDry "Basement Air System" does not usually need to work when the temp is below 55 degrees as there is no problem with high humidity at this time of year.

I shut it off last night and I could see a little moisture on the cement walls, the floor is a cement slurry but not very thick.

I would recommend that you have Pat give you a quote for installing Clean Space in the crawl space as this will help encapsulate the crawl space and cut down on moisture on the crawl space walls.
