I had water come into my basement this spring and have been working to divert the surface water away from the back of my home. The real problem is that the bulkhead is pulling away from the foundation. What is the best way to deal with a bulkhead that is seperating away from the foundation- it is a seperate cast stair unit bolted to the foundation- but the bolts seam to be striped. When I tried tighting them they started leaking.

I would recommend that you contact a pre cast bulkhead company who will remove your existing metal bulkhead and install a pre cast concrete one. Check the internet for key words pre cast concrete bulkhead. Hope this helps SteveA

Sorry Steve - the bulkhead is a pre cast concret form. Have you had any experience with those pulling away and leaking? Will the companies that supply them offer service and support?

Yes, it is quite common for the pre-cast concrete bulkhead to do so if they are not installed correctly. If the bulkhead has pulled away only a small amount - we can seal the two seams and take care of the water problem, however if it is pulling away more than - 1/2 inch - I would replace the bulkhead.
Ask the companies that give you a quote on installing a pre-cast bulkhead about their warranty and service.
Hope this helps SteveA
