View Full Version : Moldy crawl space in new construction

I am building a new house near the ocean. We have a concrete foundation and vapor barrier with a 3 foot crawl space. As Sping months came we noticed mold on the floor joists and sub-floors. We have had all mold removed and now need to figure out how to prevent it from coming back. We have been told to install insulated flood vents instead of the ones we now have. We have been offered several commercial dehumidifiers, an EZ Breathe air ventilation/Purification product, and a Lux Guardian Air purifier as possible ways to prevent mold in the basement. Was curious about your suggestions and opinions on these products as well as the cost to run them and maintain them with filters etc.

I agree with flood vents because of the location of your home to the water. I would recommend encapsulating the crawl space and install a GrateSump (Close sump system with a GrateTrench to drain water from on top on the crawl space liner if you ever did get flooded again.)

I would recommend a Santa Fe Advance or Compact installed with a hanging kit to suspend it from the crawl space floor joists. This dehumidifier could be drain outside or into the GrateSump.
