View Full Version : wall and floor wetness before buying a house

I'm interested in buying a house (in Framingham MA) that not only has scattered puddles on the basement floor, but water on the bottom of the walls and on the supposed drainage pipe. My question is if I hire Pioneer to put in a whole new french drain/grate system, is there a guarantee never to get water again? What concerns me are the wet walls (I expect water on the floor), and if this is a fixable problem before putting in an offer. Thanks so much!

Pioneer's GrateDrain System with HD FinishShield wall vapor barrier on the walls will protect you basement from both leaks from the walls and also up from the floor.

While no one can "guarantee" your basement would never get water in it, Pioneer does provide a warranty that if our system failed we would provide all labor and materials to fix the problem. The reason I say that is because it is important for you to understand that a basement is exactly that a room underground. If massive floods were to carry your house away they is no way Pioneer's system could "guarantee" you a dry basement.

What about power loss or sump pump failure. The goal we try to teach our customers is to finish your basement in a way to minimize damage if you were to experience a flood. For instance, Pioneer Basement recommends and installs Decora Waterproof Flooring. It can get wet and not be damaged like hardwood or carpet.

Pioneer is closing in on close to 50,000 customers who enjoy a dry basement, many of our customers who lived along the Pawtuxet River in Rhode Island - wrote us and thanked us because their basements were dry while all their neighbors were experiencing flooding in their basements.

When dealing with finishing a basement there are a lot of advantages - 1) easier to heat in the winter 2) easier to keep cool in the summer 3) already have the walls up and roof on 4) utilizing space you are already paying for.

However the disadvantages are 1) below grade space ALWAYS has a chance of flooding 2) access can sometimes be an issue since the IRC building code requires an egress window be installed in some finished basements. (Check your local building department for details).

My best recommendation is to treat your basement finished space as if it could get flooded at any time by using materials that will not get ruined if they get wet and damp. Install a GrateDrain System along with a Santa Fe Classic dehumidifier, and make sure to do your annual service each year to keep your pump and battery back up system in top shape.
